Major task and responsibilities of position:   
  1. Secure services from contractors and vendors that cannot be provided by in-house maintenance personnel
  1. Support maintenance activities and project engineering by working with these entities to obtain manpower and services.
  1. Coordinate, monitor, and evaluate the work of contractors and vendors on capital and maintenance projects.
  1. Plan and schedule contractors work to meet the requirements of
the project schedule.
  1. Participate in pre-construction meetings with contractors, Bayer personnel and other key stakeholders.
  2. Lead field activities such as pre-bid site visits, mobilization and set-up of assets and equipment, and job-site reviews that require a high level of interaction with contractors and vendors.
  3. Manage the flow of materials and equipment associated with the project, including receiving, storage, and issuance to the contractor for installation.
  4. Perform inspections to ensure that contractors’ work meets specifications and overall quality standards.
  5. Monitor contractor personnel for compliance with site safety policies and procedures.
  6. Ensure that the hazard communication process is carried out before the contractor begins work.
  7.  Monitor contractor performance as it impacts process safety management; verify work is performed according to specifications and PSM guidelines.
  8. Approve contractor invoices and equipment rental invoices for payment; verify time sheets for contractor employees.
  9. Track and report contractors’ progress toward project milestones and completion of key activities.
  10. Evaluate contractors’ work upon completion; ensure that preparations are complete for process start-up and safety review.
  1. Inform management personnel of issues, concerns, and problems with contractors and/or their work, cost, or ability to meet deadlines. Work collaboratively with these individuals to find solutions to problems, revise specifications, and keep a project within budget.
  1. Ensure positive, productive and efficient working relationships between contractors, vendors, client’s personnel, and other stakeholders.
  1. Reduce delays, expedite work processes, solve problems and remove obstacles to completion of key tasks and activities, working primarily through others.
  2. Mediate conflicts, negotiate with vendors and contractors to solve problems and settle disagreements.
  1. Issue permits that contractors need for safe and compliant work:
  • Ten years of experience as a construction superintendent on large commercial or industrial projects is required; Experience in oil and gas, chemical manufacturing, power generation or heavy industry is preferred.
  • Five years minimum experience working in trades (electrician, pipefitter, boilermaker etc.) is a plus.
  •  An associates or bachelor’s degree in construction management and experience as a construction/building inspector are pluses.
  • Experience in scheduling, ordering, field supervision, quality control, and production of all phases of commercial construction is necessary Experience managing multiple projects is a strong plus; the ability to manage multiple and sometimes conflicting priorities is essential.
  • Strong organizational skills and the ability to compose reports and accurately track project costs are required.
  • Well-developed interpersonal skills, including the ability to manage diverse personalities and to get along with all types of individuals are required.
  • Computer literacy, including the ability to use Excel at an intermediate level, Access, SAP and the Microsoft Office suite of products is necessary for success in this role.
